Four things to know before you look

The short, honest version. Numbers change, so they live in a dated guide Chad sends you, not on this page.

You own it through a bank trust

Within 50 km of the coast, foreigners hold property through a renewable 50-year fideicomiso. You live in it, rent it, sell it and leave it to your heirs.

It is mostly a cash market

US banks do not lend on Mexican property. Most buyers pay cash or borrow against a home at home; a few cross-border lenders exist for larger purchases.

A notario closes the deal

A Mexican notary public checks title, collects the transfer tax and records the deed. Buyer closing costs run in the single digits of the price; Chad walks you through the exact list.

Title insurance and escrow exist

US-style title insurance and third-party escrow are available in Puerto Peñasco. Chad recommends both and will tell you what they cost today.

How buying works

  1. 1
Tell Chad how you will use it. Weekends, winters, rental income or a full-time move; and the budget. That decides resort, floor and size.
  2. 2
Tour with Chad. A day on Sandy Beach, inside the units and around the resorts, with the dues, rental history and comparables for each.
  3. 3
Make a written offer. Chad negotiates it and sets the deposit into escrow.
  4. 4
Due diligence and the trust permit. Title search, HOA standing, the bank trust application and title insurance, handled with the notario.
  5. 5
Closing and the deed. You sign at the notario, the deed is recorded, and the keys are yours. Typical timeline: ask Chad, it depends on the trust bank.

Selling with Chad

  • A written listing agreement, in English and Spanish.
  • Exposure where every local agent looks, and to Chad's own guests and buyers.
  • A price set from live comparables, and the rental numbers a buyer will ask for.
